Floors that forgive wet footprints

Hair, water, and product oils punish soft finishes. We favour sealed timber with tight joints, porcelain that matches the room’s tone, or a hybrid where wet zones take tile and dry stations keep wood. Colour choices stay warm enough for chalk-menu branding without turning the floor into a dark pit.

Underfloor heating in converted warehouses needs clearance notes so skirtings and chair bases still sit correctly.

Walls behind mirrors and washpoints

Splash heights at washpoints get waterproof boards or tile, not emulsion alone. Mirror walls need flat substrates; we call out packing and moisture-resistant sheet before glass goes up. Accent panelling appears where it earns its keep — usually at the waiting run or till.

Paint sheens are chosen for wipe-down, not for brochure gloss.

Metals and fixtures

Brass, black steel, and chrome each read differently under warm light. We keep metal families consistent across taps, hooks, and shelf brackets so the room does not collect unrelated shiny objects. Where budgets split, we protect the pieces hands touch most often.

Leeds suppliers we already know can match samples; we do not lock you into a single merchant.

Soft goods and cleanability

Bench fabrics, curtains, and towels live hard lives. We specify commercial-grade upholstery and note laundry-friendly colours. Curtains, if used for upstairs privacy, hang clear of radiator pipes common in older Call Lane fabric.

From £760 you receive a curated finish board, a written schedule keyed to the plan, and guidance on where to spend versus where to simplify. Sample loans are tracked and returned after decisions — see our house rules on the about page.
